Management Packs for Sales & Remortgages
When a flat is sold or remortgaged, the buyer's solicitor needs information from whoever manages the building. A slow pack delays a sale, so we turn ours around promptly.
What a management pack contains
The pack answers the leasehold enquiries a buyer's solicitor and lender raise. Contents vary with the development and the questions asked, but typically include:
- Service charge accounts, usually for the last three years, and the current budget
- Confirmation of the service charge payable and whether the account is up to date
- Details of reserve funds held
- Buildings insurance policy and schedule
- Notice of major works planned or being consulted on
- Health and safety and fire risk assessment information where requested
- Details of any disputes, arrears or breaches affecting the property
- Ground rent details and the procedure for notifying us of the transfer
Timescales and fees
We aim to issue packs quickly, because in practice the pack is often on the critical path of a chain. Where a specific enquiry needs a third party — an insurer's confirmation or a surveyor's report — we say so straight away rather than letting a solicitor assume it is coming.
There is a fee for preparing the pack, and separate small fees for notices of transfer, charge, and any deed of covenant the lease requires. These are quoted up front so the seller can budget for them.
After completion
Once the sale completes we record the new owner, update the service charge account, apportion the charge to the completion date, and write to the new leaseholder with everything they need: who to contact, what the charge covers, when it is due and how to report a repair.
Management Packs: common questions
Who orders the management pack?
The seller or their conveyancer requests it from us. We cannot issue it to a buyer's solicitor without the seller's authority.
How long does it take?
We deal with them promptly and will give you a realistic date when you order. Where an answer depends on a third party we tell you at the outset.
Do you charge for pre-completion notices?
There are usually modest fees for notice of transfer and notice of charge, and for a deed of covenant where the lease requires one. All are quoted before we start.
