Clear Communication
Almost every complaint about managing agents comes down to the same thing: nobody answered. We publish our response times and we are small enough to keep to them.
The standards we work to
Emails and calls are answered within 24 hours on weekdays and 48 hours at weekends. Genuine emergencies are dealt with sooner. If we cannot resolve something immediately, we say what we are doing about it and when we will next be in touch, rather than going quiet.
You speak to a person who knows your development, not a call centre reading from a ticket. That means questions get proper answers instead of a promise that somebody will look into it.
Keeping residents informed
Residents hear about things that affect them: works starting, access requirements, parking restrictions, contractor changes, budget decisions and the outcome of meetings. Notice goes out in advance where we possibly can, because most friction on a development is caused by surprise rather than by the work itself.

When something goes wrong
Occasionally it will. Our complaints procedure is published and downloadable, we investigate properly, and where we have got something wrong we say so and fix it. As a member of The Property Ombudsman scheme, clients and residents also have access to independent redress.

Who will I be dealing with?
A named contact who manages your development and attends it. Because of how we are set up, you are not passed between departments.
What counts as an emergency?
Anything that puts people or the building at immediate risk: uncontrolled water, loss of electrical supply to communal areas, failure of security or fire safety systems, or a structural danger. These are dealt with outside normal response times.
How do I make a complaint?
Put it in writing to the office and we will follow the published complaints procedure, which sets out timescales and the escalation route to The Property Ombudsman.
