Changing managing agent can feel complicated, particularly when a development has been managed by the same company for many years. It doesn't need to be.
Why developments change managing agent
Enhance Estate & Property Management Ltd can manage the transition and work with the outgoing agent to establish a clear starting position for the new management.
Directors may consider changing their managing agent for many reasons. Communication may have deteriorated. Site inspections may be infrequent. Maintenance may not be followed through. Contractors may not be properly monitored, or Directors may feel they no longer understand where their service-charge money is being spent.

Managing the handover
Once appointed, we work through the handover information provided by the previous managing agent.
Depending upon the development, this can include financial records, owner information, service-charge accounts, contracts, insurance documentation, compliance records, maintenance history and other estate information.
Identifying what is missing
A handover is not always complete.
Rather than assuming missing information does not matter, we identify significant gaps and establish what further information or action may be required.
This helps create a clear management position from which Directors can move forward.
Understanding the estate
The transition isn't only about paperwork.
We inspect the development, familiarise ourselves with its physical layout and discuss priorities with the Directors.
From there, we can establish an initial management action plan.
