What a managing agent should be doing for you
A managing agent is appointed by a freeholder, a resident management company or a right to manage company to run the day-to-day management of a building or estate. That covers setting and collecting the service charge, arranging maintenance and repairs, keeping the building legally compliant, insuring the structure and answering to residents.
Good management is mostly about presence and communication. We visit the developments we look after regularly, meet residents in person, and reply to emails and calls within 24 hours on weekdays and 48 hours at weekends, with emergencies handled sooner.

Common questions about managing agents
Who appoints the managing agent?
Whoever holds responsibility for management under the lease — usually the freeholder, a resident management company or a right to manage company. The agent works to their instructions.
How much does a managing agent cost?
Fees are normally quoted per unit per year and are paid from the service charge. The right comparison is fee against scope: what is included, what is charged as an extra, and how often someone actually attends site.
Can leaseholders change managing agent?
If the freeholder appoints the agent, leaseholders cannot change them directly, but they can raise concerns formally. Where leaseholders have acquired the right to manage or own the freehold through a resident management company, they choose the agent themselves.
Are you regulated?
